TRUE WATERFRONT HOUSE, PRIVATE BEACH! Cape Cod Area L@@K! Wareham Mass for sale in Wareham, Massachusetts

$400,000

Welcome!
If you've ever dreamed of owning a true waterfront beach house with a million dollar view, you've just found it! But the good news is that you can have it for much less! As the saying goes with respect to waterfront property: "They're not making any more of it."
Here's a rare opportunity to get your prime piece for the boating/yachting/fishing season. Surely, you'll want to move in before summer ends!
Our family has owned and enjoyed this TRUE WATERFRONT home and land for over 25 years! Prior to purchasing this special piece of real estate, we searched all up and down the East Coast looking for a second home with a truly, "million dollar view." In all honesty, I can say that we never found a more spectacular WATER view (with private beach) than the one you see here!
This is a right-on-the-water house, leading directly to your own private beach!
The lot has a generous 50 feet of water front. Other lots nearby are only 25 feet wide.
This charming beach house is situated on a wooded knoll (approx. 30 feet above the waterline) and is not located in any flood plain. WOW! The main bedroom is on the first floor and has its own full bath. Directly off the kitchen is a large family room with big picture window. When relaxing on the deck, one experiences an ethereal feeling. The PRIVATE, SANDY BEACH glistens. The indigenous wild flowers and natural plants (which prevent beach erosion) on the small sand dune blossom in brilliant hues. Sunsets glow in variegated colors. The oak tree above the deck offers shade. It's neat to watch tides ebb and flow. Cool, soft, breezes gently move boats on their moorings. My husband and I like all boats, and enjoyed watching them ply the waters between the channel markers.
Indeed, the value of this property is in the quality of the pretty land, site LOCATION, and the fabulous water views.
Over the years, improvements which we've made to the house include the addition of the family room and a new deck. The table-space kitchen was used to feed our family of five local fare (clam bakes and lobster) and then evolved into becoming the gathering place for future family reunions. Everybody came up because he/she wanted to be either on (literally) or by the water! Our three children water-skied, fished, swam (the water is clear), sailed, boated, clammed (both soft shell steamers and quahogs), created sand castles and, put simply, just had fun! There's a handy, private, outside shower. And, a brand new public sewer hook-up was just installed! So, you can build out, add on, expand, etc. and enjoy a much higher occupancy than a septic system would allow.
Another bonus is that there's space to keep your boat next to the house. Furthermore, there's a public launching boat ramp within walking distance of this property.
The biggest plus which we discovered, however, is that we saved lots of vacation time by not having to cross either the ultra busy Sangamore or Bourne Bridge(s).
The first floor is comprised of a generous sized family room with ceiling fan, large picture window, ample seating, spacious kitchen with new stove, convenient deck (great for grilling while enjoying wine/cocktails and the water view), by the kitchen's sliding glass door. The master bedroom and full bath are also on this level.
An interior staircase leads to a single, finished, daylight, walkout (sliding doors) room. At first, our children used this room for sleeping when they invited their friends to join us. Later, as they grew into teenagers, the kids loved having their own space to play video, computer, or other games. A nice half bath is located off this room. The water views are great from this lower level, too, especially since the small fruit trees needed to be cut down.
Another benefit is that there's a separate storage room with its own outside door so that kayaks, fishing gear, and countless water toys can be stored here - without bringing sand into any living areas. Or, if you'd prefer, this large area could be converted to a third bedroom. Your choice!
When you see the front of the house, you'll note that it's very user-friendly for persons who have physical or disability conditions, especially elderly family relatives. I say this because of the ease of parking your vehicles (there's room for several!) near the front entrance and the fact that there are no stairs to climb to gain entry.
The title to this property is crystal clear. This valuable property is NOT a "leasehold estate" (though we have rented it to nice families periodically). You will OWN both house and land.
We're selling this lovely property now because our children have grown, left home, and moved away. Thus, we're empty nesters and no longer spend as much time in New England as we used to.
After turning age 60, one realizes that life changes. Nothing stays the same. It's now time for us to downsize.
Because my spouse and I live in Maryland (a suburb of Washington, D.C.), we can't be in Massachusetts as much as we'd like to be. Plus, the drive up (through seven different states!) takes a long time.
As you can see on our 100% positive regular EBAY feedback with verified User ID, "Downsize1946", we sold our classic 1968 Chevy Chevelle convertible (which my future hubby and I dated in). Now, we must part with this attractive beach house, but not our wonderful memories of glorious times spent there. We're easy people to get along with and want to work with you, if you decide that this is your dream home - and VIEW!
We just listed this cool beach house with a friendly, diligent, competent agent and his nationally-known real estate firm.
Feel free to e-mail us with any questions, or we can refer you to our intelligent, full-time broker.
All we ask is that you're a serious and financially QUALIFIED buyer. We don't have time for "tire kickers," passive lookers, etc.
Thank you for visiting!
